Last week I had a couple of clients interested in potentially purchasing something Offplan in Dubailand. One was looking for a villa and the other has chosen apartments. Although I live in Dubailand, work in real estate, and have been monitoring projects from afar, it was an interesting experience to actually go deeper into some of these communities. Actually, it opened my eyes further to what and how the area will expand in the coming 5 years. So I thought it makes sense to highlight the area and a few of the major developments that will shape Dubailand in the near future.

MAF Properties have decided to make their 2nd development purely apartments. Ghafwoods is definitely a super interesting concept and idea. Location-wise it’s in a great position for access to the whole of Dubai. Some of the layouts of the apartments are very good if the show apartment is anything to go by.

Aldar have continued to strengthen their Dubai portfolio with Haven. In a good position close to major roads and the future blue line Metro extension this development feels a solid project. There is also Aldar Athlon and The Wilds launched in other areas of Dubailand (nearer to Global Village) which we have not expanded on which we will do in another article soon.

Damac has several other ongoing projects that are located in Dubailand, including the almost completed Lagoons. Off-plan, there are the Sun City and the Riverside developments.

Final thoughts on expansion of Dubailand

These main developments mentioned are from some of the main players. There are many more medium and smaller plots and apartment buildings being launched that can offer great return and investment opportunities.

All these projects will reshape the whole Dubailand area when they are completed. You have to conclude that the population growth and traffic will increase, however, the latest RTA road improvements in certain parts of Dubailand will help, and that includes the Metro Blue Line extension.

Each one has unique approach with all promoting wellness, health, and serenity. A perfect addition to living in the suburbs away from the main city.

There are still some units available offplan, however, most have gone. Resale might be your only option and there are still varied options from villa, townhouses and apartment
